Created and assumed concurrent role of Exterior Building Systems Specialist in 2011.  Authored 21-page Exterior Commissioning Master Plan and drove implementation as standard document for all future projects across the company.  Assembled Exterior Commissioning Committee of one leader from each of 8 regions.  Implemented company-wide exterior commissioning process through group discussions, lectures, and onsite visits.

Advised other project managers on tailoring plans for their specific projects, building exterior commissioning teams, collaborating with designers and subcontractors, troubleshooting design flaws, and implementing successful plans to ensure clients received quality envelopes that exceeded design performance standards. 

Forensically investigated and evaluated 10+ past projects where water, energy loss, or air infiltration had become problematic for our client.  Wrote formal recommendations for remediation and validated corrective actions though visual inspections, and water/air/thermal testing.  Performed follow-up conferences with clients to confirm customer satisfaction.

Directly managed $67M of complex envelope construction over 3 projects.  Delivered all 3 projects on time, under budget, and 100% free from any deficiencies or callbacks.  Extracted exterior commissioning plans from construction documents of each project.  Connected teams of Owners, Designers, Subcontractors, and Manufacturers, and drove envelope quality through facilitating pre-installation conferences, quality control meetings, pre-testing consultations, delegated-design coordination meetings. 

Witnessed testing and produced written reports of findings.  Performed weekly inspections of ongoing work, tracked deficiencies, and verified remedial action through Latista Project Management Software. 

Performed design document and shop drawing review to ensure envelope constructability, completeness, functionality, integration with adjacent systems, performance with respect to water intrusion/vapor diffusion/thermal performance, and differential movement requirements. 

Collaborated with design team to incorporate recommended changes into construction documents.  Designed and constructed 5+ full-scale mockups and 25+ in place mock-ups incorporating all exterior façade and roof components to ensure performance and constructability.

Piloted and evaluated Latista Project Management Software as potential quality control tracking and co-administered its full implementation company-wide. 

Administered full document control for $27M of construction over 2 years.  Acted as onsite in-charge construction manager over $30M of non-envelope construction over 3 years.
